Accommodation in Spain for international students — what we told EDEM (and how to avoid scams)

Two days ago, EDEM — the business school on the Marina in Valencia — hosted an accommodation webinar for the international students arriving on campus this year, and we ran the session. This is the summary of what we told them, and how we can help you get into a verified flat before you land.

I did my own Erasmus abroad, so I know exactly what it's like to sort out a place to live in a country that isn't yours, in a language you're still learning. If you're moving to Spain to study — to Valencia or anywhere else — read this before you pay anyone a single euro.

The three problems that hit almost every student renting from abroad

These aren't rare. They're the predictable failure modes of renting a home you can't visit, in a language you don't speak:

1. You pay a deposit for a flat that turns out not to exist. The photos were real — just stolen from another listing. The money is gone before you've even boarded the plane.
2. You sign a contract in a language you don't speak. You agree to clauses you never understood: the deposit terms, the notice period, who pays which bill.
3. You arrive and everything hits at once. Filtering listings, chasing landlords and agencies, working out which metro line gets you to campus and whether the neighbourhood is actually somewhere you'd want to live. It's a lot, in a city you don't know yet.

None of this is bad luck. It happens for one structural reason: you're choosing a home in another country, with nobody you trust on the ground.

Platforms give you options. A person gives you peace of mind.

Booking platforms are great for one thing: seeing what's out there. Use them.

But when you commit to a flat you've never seen, in a country you've never lived in, a listing isn't enough. You need someone who:

• speaks your language,
• checks the property is real,
• reads the contract with you, and
• can answer your parents' questions honestly.

• The address on the contract matches the flat you saw on video and on Google Maps.
• The landlord's real name and DNI/NIE are on the contract.
• The deposit (fianza) is one month's rent — plus, at most, an additional guarantee of up to two months, which is legal.
• Which bills are included (water, electricity, gas, internet) and which you pay on top.
• The notice period and how either side can end the contract.
• A signed inventory (inventario) of the room — the single best way to get your deposit back when you leave.

Finding a flat in Valencia: the honest version

Since the webinar was for students landing at EDEM, here are a few Valencia specifics we shared:

• Realistic price for a room in shared student housing: around €350–€480/month, plus €40–€80 for bills. Valencia is still one of the better-value big Spanish cities.
• Where students live: the classic student barrios — Ruzafa, El Carmen and El Cabanyal — plus the areas around the Marina, where EDEM sits. A verified room in Valencia 10 minutes from campus beats a cheaper one 40 minutes away.
• The timeline that works: start scanning listings 6–8 weeks before you arrive, but only sign 2–3 weeks out. Sign too early from home and you'll overpay for a room you couldn't really check.

Clear, transparent pricing

No surprises — that's the whole point of working with a real person instead of a stranger online:

• A fixed service fee — you get the exact figure on the video call, before you commit to anything. Never a surprise later.
• A small success fee, only if you actually move into the flat.
• No hidden costs. That's it.

And we never ask for money before that call.

The red flags we told EDEM students to walk away from

If you take one thing from the webinar, take this list. In our experience, almost every rental scam we've come across shows at least one of these signs:

• The landlord won't do a live video tour with the keys in their hand.
• They ask you to send money before you've signed anything.
• The price is suspiciously cheap — roughly 30% or more below the going rate for that neighbourhood.
• They pressure you: "Another student is interested — decide today."
• They won't share the exact address until you pay.

And know the legal ceiling: in Spain the deposit is one month's fianza, plus at most two months of additional guarantee. A demand above that is a red flag, not a normal contract.
